What We Offer
Conventional (conforming) mortgage are the most common type of loan. They are available with either a Fixed OR an Adjustable rate. They are available up to a loan amount of $453100.
Jumbo loans are basically conforming loans for loan amounts above $453,100. They require similar documentation as a standard conventional loan. Due to their loan size they may require a larger down payment and additional reserves.
FHA loans are government insured products that typically are a little easier to qualify for than a conforming loan. FHA will allow for a lower down payment and has a lower credit score requirement. It will also allow for gift funds to be used for down payment which makes it a popular choice for first time home buyers. Another perk is it will allow for a larger seller contribution to be applied toward closing costs.
A United States Department of Agriculture (USDA) home loan is a zero-down payment, lower interest rate mortgage for eligible rural and suburban properties. Issued through the USDA, It is designed to improve the economy and quality of life in rural America.
VA loans are reserved for active duty military, eligible veterans and reservists or their surviving spouses. They are backed by the Veterans Administration and offer those who qualify a federally guaranteed home loan that requires no down payment for most loan amounts. A small down payment is required once your loan amount exceeds the FNMA conforming loan limit of $453,100.
Self Employed borrowers
Don’t be afraid of getting a mortgage if you are self employed. You may qualify for a conventional loan based on your tax returns. If you do not, there are other options we would love to discuss with you. Please reach out to us and let us help you.
